Pricing professional real estate photography is difficult, at best. Even similar properties sometimes require
different techniques. Photography services include the use of HDR (High Dynamic Range) photography, if
needed, complete interior and exterior shots and post-shoot processing. To help you prepare the home for a
shoot, below you will find our handy Preparation Guide that contains a checklist of things you can do to make
your photographs look stylish and interesting.

Standard Home Shoot: $180

This package provides everything you need to get the property photographed for the MLS (professionally
retouched for the best quality.) You’ll receive web-ready photos.

• Perfect for homes up to approximately 3,000 sqft or less.
• Service includes 15+ shots of the home, both exterior and interior.
• Interior shots include all key rooms – kitchen, living/dining/family rooms and master
bedroom/bathroom.
• All photographs re-sized and optimized for display on the Internet.

Luxury Home Shoot: $250

For larger homes and custom luxury homes, we’ll spend more time in capturing the details and the unique
features of the home. You’ll receive both web-ready photos and 300dpi high resolution photos ready for
printing.
• Service includes 30+ shots of the home, both exterior and interior.
• Interior shots include all key rooms – kitchen, living/dining/family rooms and master
bedroom/bathroom.
• All photographs re-sized and optimized for display on the Internet.
• A full set of 300 dpi photographs ideally suited for printing on flyers or other print media.
• Photographs also provided on a CD-ROM disc.

Twilight shoot or repeat visit for exterior shots: $50

Twilight shots are done between sunset and approximately 40 minutes after sunset. All lights in the home must
be turned on and there may be added lighting. Twilight shots give a dramatic and elegant look to the home.

Image editing: $30/hr.

Image editing allows cars and garbage cans to be removed from driveways and make other improvements to
photos. We do not change the physical characteristics of the home with image editing, for example we can’t use
Photoshop to paint your house for you!


Preparing Your Home for a Photo Shoot – Preparation Guide

The photo-shoot will take 1-2 hours, depending on the size of the house. I will be photographing both the inside
and outside of your home as well as all of the major rooms. I usually do not photograph the garage unless it has
special features. You can use that space to keep things out of sight during the shoot.

• If there are special features to your home that might not obvious please let me know so I can include them.
• Contain pets in the garage or out of sight.
• Remove all vehicles from driveways and do not park directly in front of the house.
• Move garbage cans out of sight so they cannot be seen from the street.
• Remove all garden tools including hoses and sprinklers.
• Mow and rake the yard.
• Sweep driveways, sidewalks and patios.
• Clear off counter tops in kitchen and bathroom areas.
• Remove photos, notes and papers from the refrigerator.
• Turn on all interior lights. I’ll turn them off as I finish my work.
• Turn off ceiling fans and televisions.
• De-clutter rooms which may be excessively furnished. They do not photograph well.
• Make all beds and tidy bedrooms. Hang clothes or put them away.
• Remove piles of newspaper and magazines.
• Tuck trash cans out of view in a closet or cupboard.
• Let me know if your home contains valuable works of art that you’d prefer not to advertise. I can edit the
photos to make these items unrecognizable.
